When does the rental start?

The Urban Villas homes are rented out in various phases, with the first homes being delivered by October 2024. Don't miss anything from the rental process and fill out the registration form immediately to stay informed about the procedure.

I want to rent a home, what does the process look like?

Step 1: First check if you meet the set rental conditions and income requirements.

Step 2: Choose your preferred homes, you can select a maximum of 3 preferred apartments.

Step 3: Start your digital registration by clicking on the 'Register' button, fill in the requested information and click send. You will then receive an email with which you can create a password. After logging in, you have your own account and can continue with the registration.

Step 4: In your account, you can complete your registration. The steps you need to follow are self-explanatory. Fill in your personal details, answer the questions, and upload all necessary documents. Then click 'send'. You will receive a confirmation from us that your registration has been successful.

Note: Without the documents, your registration is not complete.

Step 5: The broker will check your registration and will notify you if a home is available. You can then accept or reject the assigned home.

Step 6: The final step in the rental process is signing the lease agreement. The lease agreement will be sent to you through the rental portal and will be signed digitally.

How does the process work after the lease is signed?

Once the lease agreement is signed, we will contact you to inform you on the move-in date. As this is a new construction, you will receive notice of the move-in date no later than 2 weeks in advance. Naturally, the first month's rent will be calculated based on this effective date.

Which documents should I upload with the registration form?

For everyone:

  • Copy of identification document (a driver's license is not accepted as proof of identity, it is permitted to make the document number and photo on your identity document unrecognizable)
  • Extract from the BRP (Personal Records Database)
  • Landlord statement (if previously lived in a rented house)

If you are employed:

  • 2 recent pay slips
  • Employer's declaration
  • Copy of bank statement showing salary deposit
  • Annual statement

If you receive a benefit:

  • UWV commitment letter instead of employer's declaration
  • Copy of bank statement showing benefit deposit
  • Annual statement

If you are retired/pension age:

  • Annual statement of AOW and, if applicable, pension
  • Copy of bank statement showing deposit of AOW and, if applicable, pension

If you are a self-employed entrepreneur:

  • A recent extract from the Chamber of Commerce (not older than 3 months)
  • Annual figures of the last 2 years (prior to signing the lease) prepared by an accountant/administration office
  • Financial forecast for the coming year

If applicable, we also ask for the following documents:

  • Overview of own assets
  • In case of sale of the current home: the (preliminary) purchase agreement + overview of remaining mortgage
  • In case of retaining the current owner-occupied home: an overview of the mortgage payments of the past 6 months

What are the income conditions for renting?

To rent a home, you can use the following income conditions as a guideline:

  • You have a fixed demonstrable gross monthly income of at least 3 times the monthly rent. Holiday pay, a possible 13th month, and fixed bonuses may be included.
  • When living with a roommate or partner, this income may be counted for 100%, in this case both tenants sign the rental agreement.

If you are retired:
For retirees, in addition to a fixed demonstrable monthly income of at least 3 times the monthly rent, holiday pay and 10% of your own assets may be included.

If you are a self-employed entrepreneur:

If you work through a temporary employment agency:
If you have at least a phase B agreement, you may be eligible for a home. Contact us for a customized answer.

If you receive a benefit:
A benefit is considered as income provided if it is a long-term benefit. Think of a WIA or Wajong benefit. If this is the case, we would like to receive the following documents:

  • UWV commitment letter instead of employer's declaration
  • Copy of bank statement showing benefit deposit
  • We will then internally assess whether you meet the income conditions.

If anything is unclear or if you are (temporarily) just below the income requirement, please contact us. Then we can determine whether you are eligible for a home with your specific situation.

Can parents or third parties act as guarantors if the income requirements are not met?

Guarantee arrangements are unfortunately not possible.

Can I rent a home as a student?

This is possible if you meet the income requirements.

What is included in the rent?

The rent for the home does not include parking, water, energy, heating, electricity, and service costs. If you are interested in renting a parking space, you can indicate this during your registration.

Can I apply for rent allowance?

You cannot apply for rent allowance for the private sector homes of Urban Villas.

Do I have to pay registration or mediation fees?

You are not required to pay registration fees and you do not have to pay mediation fees to the rental agent of Urban Villas.

Do I have to pay a deposit?

Before the delivery of the home, you must transfer the first month's rent and a two month deposit via internet banking. In special cases, the deposit may be increased.

Will the rent be increased every year?

Yes, there is an annual rent increase. The rent increase is recorded in the lease agreement, using an indexation method established by the government.

Do I need to pay service costs?

Yes, the service costs are initially set at €80 per month per apartment. The service costs will be settled annually. It is possible that the service costs will be adjusted up or down.

Which parties can I choose from in terms of GWL suppliers, is there a fixed party?

The building is connected to the district heating of Vattenfall. This will be the supplier of the heat. Liander is the network operator in this area, you are free to choose which supplier for electricity you choose.

Am I allowed to drill in the walls / hang things / pull through a cable?

The walls include electrical and water pipes. If drilling is necessary, the pipes must be located in advance with a cable and pipe detector. Under no circumstances may pipes be milled in floors or walls, nor is it allowed to drill into the floor. Any damage to the piping as a result of drilling will be charged to the tenant. All holes and adjustments in and to the home must be restored upon delivery.

How is the home heated?

Homes are heated through underfloor heating. The bathroom has an additional towel radiator. The homes use district heating. The supplier of the heat is fixed (Vattenfall).

Do the homes come with a kitchen and bathroom?

Yes, all homes come with a finished bathroom equipped with sanitary facilities. The kitchens are delivered equipped with built-in appliances such as an induction hob, fridge with freezer compartment, and an oven/ microwave.

Is there a fiber optic connection in the building?

Yes, connection is upon request of the tenant. In the initial period, the application may be delayed because it is a new construction complex and it has not yet been registered with all providers.

Is it possible to rent furniture with the home?

No, the homes are delivered unfurnished.

Is there parking available at Urban Villas?

Under the residential complexes of Urban Villas is a parking garage, with a total of 69 parking spaces, some of the places have their own charging station.

5 of these parking spaces shall be operated by a Shared Mobility Operator, whilst the others are available for rent. The rent of a parking space is in addition to the rent of the home.

Does the building have an elevator?

All buildings of Urban Villas have at least one elevator installation per building.

Do I have a storage space at my disposal?

Many homes have an internal storage space in the apartment, for this, look carefully at the floor plan of the respective home. The homes do not have an external storage space.

Where can I park my bike?

Each building has a bicycle storage where residents can park a bike in the designated storage.

Note: It is strictly forbidden to use the lifts and stairwells with a bike or scooter.

Does the home have a connection for a washing machine?

Yes, all homes have a washing machine connection.

How is the complex secured?

All doors from and to common areas in Urban Villas are lockable and only accessible to residents. This also applies to the garage under the complex. In addition, all homes have an intercom system with which the entrance doors can be opened for guests from the home.

LIVING IN URBAN VILLAS

By how many residents may or must the home be inhabited?

It is only rented to singles, cohabiting couples, and families. No more than two tenants may be registered at an address. It is mandatory for the tenant to have at least one person registered at the home's address.

Can I view a model home?

Yes, after registration, you will be kept informed of the viewing days. Only candidates with a complete registration and who meet the requirements will be invited for a viewing.

What is the minimum rental period?

You rent the home for a minimum of 1 year (12 months), counted from the start date of the lease. After that, the lease can be terminated on the first day of the month with a notice period of 1 full calendar month.

Are pets allowed in Urban Villas?

Yes, pets are allowed if they don’t disturb the other residents in the building.

Can I sublet my flat, e.g. via AirBnB?

No, this is strictly forbidden. Please note that this can lead to immediate termination of your contract and a high fine, as described in the general terms and conditions.
